  • Location New Jersey, New York, Connecticut. Walkable downtowns or neighborhood corridors with local demand drivers. Proximity to public transportation (train/bus) preferred.
  • Asset Profile Residential with ground-floor retail or commercial.
  • Residential Component Majority of income (typically 60%+).
  • Retail Component Service-oriented tenants preferred (restaurants, convenience, medical, etc.).
Execution & Scope
  • Strategy Core-plus and Value-add.
  • Stabilization Open to both stabilized and lease-up opportunities. Prefer assets with clear path to stabilization.
  • Equity Check Size Up to $2 million.
  • Complexity Comfortable with leasing risk and operational complexity.

Preferred Equity

Investment Criteria
  • Structure Preferred equity and structured equity investments. Target Position: Behind senior debt, Senior to common equity.
  • Deal Size Flexible; typically aligned with total capitalization and sponsor needs.
  • Investment Size Up to $2 million.
  • Property Types Multifamily, mixed-use, hospitality and select commercial assets.
  • Geography Primarily Northeast U.S. (NJ, NY, CT). Open to strong opportunities in other markets.
Sponsor Requirements
  • Track Record Experienced operators with proven track record.
  • Co-Investment Meaningful co-investment from sponsor.
  • Execution Demonstrated execution capability in similar assets.
  • Operations Strong reporting and transparency.
